How do you determine the fair value of a company?
DCF is the most widely accepted method to calculate the fair value of a company. It is based on the premise that the fair value of a company is the total value of its future free cash flows (FCF) discounted back to today’s prices. FCF is the company’s incoming cash flows less its cash expenses.
The fair share is your hotel’s number of rooms divided by the total number of rooms in the market. In the example below your hotel has 227 rooms, and therefore has 21,37% fair share. The fair market share for a hotel is the percentage of rooms that it contributes to the market.
